Rental Policies for Buenavida Homes
Beach and Outdoor Guidelines
- Sand-Free Zone: To keep our apartments clean, please avoid bringing sand inside. Use the beach showers before re-entering the unit.
- Furniture Care: Do not sit on indoor furniture with wet swimsuits to prevent damage.
- Beach Towels: Return all beach towels to avoid a $25 USD charge per missing or misplaced towel.
Towels
- Pool/Beach Towels: Your rental includes one pool/beach towel per guest. Additional towels can be requested at the front desk. Ensure all towels (beach and bath) are returned to your unit before check-out to avoid additional fees.
Pool Instructions
- Pool Rules: Follow all posted pool rules and condominium regulations at all times.
- Supervision: Guests under 21 must be accompanied by an adult in the pool area. An adult member of the party is responsible for children’s safety and supervision.
- Liability: We are not liable for injuries resulting from the use of the pool, property, restaurant, or other facilities.
Wi‑Fi
Access details (network name and password) will be provided in the pre-arrival email and displayed within the apartment.
Smart TVs
Each unit has a TV in the living room and/or bedrooms with cable and streaming apps. Please use your own login credentials for streaming services.
Trash Disposal
- Mareazul Resort: Bag and dispose of all trash in the designated bins located under the stairs at the building’s exterior (look for the glass door).
- Vista Cay Resort: Trash is picked up daily from the units. The trash bin, resembling a bench, is located outside the home.
Baby Items
A pack‑n‑play is available for free at Mareazul Resort upon request, subject to availability. Contact us before your stay to request this item.

Occupancy and Safety
- Maximum Occupancy: Do not exceed the listed maximum occupancy for each unit, including children and infants.
- Age Restrictions: Guests must be 21 or older to book a vacation home. Unaccompanied underage visitors are not permitted on the property.
Property Care
- Tropical Environment: Playa del Carmen’s climate can attract insects. Keep food covered to prevent pest issues.
- Furniture Placement: Do not move furniture. If movement is necessary, return it to its original position before departure.
- Energy Conservation: Keep balcony and terrace sliding doors closed when using air conditioning. Turn off the AC when leaving the property.
Cleaning and Maintenance
For stays of 7+ nights, at least one mid‑stay cleaning is required every 7 nights. Contact info@buenavidahomes.com for rates and cleaning options.
Property Rules
- No Events or Parties: Parties or events are strictly prohibited per HOA regulations.
- Pet Policy: Pets, including service animals, are not allowed inside the property.
- Non‑Smoking Units: Smoking is prohibited indoors (a $300 fine applies for any smoke odor). Smoking is permitted in open areas or terraces with sliding doors closed.
Self‑Catering Information
Our properties are self‑catering, meaning:
- Guests are responsible for their own shopping.
- We provide linens, towels, and a starter kit. Guests must purchase additional supplies as needed, including:
- 1 roll of toilet paper per bathroom + 1 extra roll per bathroom
- 1 kitchen paper roll
- 2 dishwasher soap pods (for units with dishwashers)
- 1 dish liquid soap
- A few garbage bags + 1 in the trash bin
Check‑Out and Compliance
- Check‑Out Policy: Review and follow the check‑out instructions in your rental agreement.
- Rule Enforcement: Non‑compliance with the rental contract, policies, occupancy rules, HOA regulations, or any illegal activity, nuisance, or disturbance may result in immediate eviction without a refund.

- Excessive laundry or trash left in the unit will incur an additional cleaning fee.
- Report any damage to furniture or property immediately, and provide clear photos of the affected item or area.
Getting Here
Transportation & Driving Instructions
Private van transportation (one‑way or round‑trip) can be arranged from the airport or nearby locations such as Tulum, Cancún, or Akumal. Contact us by phone or email with your itinerary to schedule transportation and receive a quote prior to your arrival.
If driving, follow directions to the Corasol entrance and then proceed to Mareazul, or use the directions provided in your confirmation materials.
